There is a bit of a time crunch, about 3 days (Tuesday) until I can take action on the house, but even if this property doesn't work out, I'd like to be connected for future properties that I will come across.

I'd actually like to see the difference between longer term financing and the shorter term by crunching the numbers. 

I look for properties every day, crunch the numbers and have not found a property with good numbers for the past three years.

There are a lot of good suggestions in this thread on OOS markets so I think I'll crunch some numbers and see what $190K could get me elsewhere.
