BP Fam,

I'm a buy and hold forever kind of guy looking to buy more profitable SFHs or venture into MFs but 2-4 units to start.

I'm an out of state investor that has been purchasing SFHs in Denham Springs and Walker for the past 4 years or so. I currently own 13 properties in 70785, 70706 and 70726. Due to time constraints, I've been mainly purchasing properties less than 10 years old with little to no initial repairs needed and have them professionally managed. I've knowingly accepted lower returns because I'm focused on my secondary business (non-RE). I'm happy with the results, no regrets. Things are moving fast and I need to deploy cash as fast as possible.

Fast forward to COVID-19 and now I have all day to crunch numbers and explore better opportunities until things reopen. I look forward to making some new connections on here.

What has worked best for you? Anyone tired investing in new construction? I was looking at Hunters ridge in Denham and that's when I recognized I need to use this time to improving my ROI in real estate.
