I agree with the comments from Joe that cell phone and text is only for emergencies...and with this woman you MUST be specific as to what are emergencies (because to her EVERYTHING is an emergency). 

My friends wife suggested to have the tenants wife do it, to which my friend replied, "sure, have the 75 year old woman standing on a chair to change it."

I later found out that their dog attacked another woman's dog, resulting in significant vet bills.  

My wife (such an amazing woman) had the HHG delivered while I was deployed to the Arctic for the next two months.

One woman is a single grandma and when we mentioned we would be doing a credit check she openly admitted that her credit score was bad.  

Somehow, the neighbor (a 90-year-old woman) managed to find out where I live and sent me a letter directly to my home address.

My favorite was the young woman flushing kitty litter down the toilet only to clog the sewer in the basement. $2000 to dig up & replace the old pipes just to remove the cement like sludge.
