@Matthew Irish-Jones thank you. i could do that. i was just trying to avoid going through that process, paying points, and all the other costs associated.

Then market them (build ready) to people wanting to build a home/place a mobile and homebuilders/mobile dealers.

Real estate is kind of like playing poker, except we get to stack the deck in our favor, look at the dealer's hand, only place our bets when we are almost 100% sure we are going to win, decide how much of the pot we want to take, and there isn't a ante to sit at the table and not play for a few hands.

As an example,  a car dealer doesn't want to use a list based on Fico scores because that would require that they include a firm offer of credit (you are pre-qualified).

In some larger metro areas, you may be able to find a used carpet dealer.
