If we bid $40k at the auction and the excess proceeds went to pay off the other liens we would be golden assuming this is the high bid.

As long as your card is simple,  professional looking, and has your best contact info you should be golden. ** Buy 50-100  business cards the first go round.

Or go down the road to Golden which has gone crazy but is still a bargain compared to some areas.  

@Jay Hinrichs - sorry about that, sometimes I'm a little slow on the uptake...however, I am very jealous of your experience with those land salesman - truly the golden age of selling, with Ogilvey on Advertising as the gospel, and all that other mother jazz, as Frank would say. 

For us landlords, you are golden.

And the SC specifically stated in that case that there was no breach of contract on the seller's part, even with an oral agency agreement.As to your other points, I mostly agree -- you don't kill the goose that lays the golden eggs.
