your numbers dont include a few important items that pretty much anyone who is going to run section 8 rentals is going to experience I would say you could lower your cash flow in that scenario by at least half or more once you actually account for all the expenses not just mortgage and tiny vacancy.

They could mean they're still a good laborer/cut man with a tiny bit of knowledge or if they're ambitious they could have a good amount of knowledge for an apprentice, but I wouldn't let someone loose on a remodel with only 3 years experience by themselves.
