But there is no power in the world that can prevent a tenant to sue you anyway in case of an accident.

But I know of an office nearby that is horrific.

To be fair, my dog was still training when I moved in and she had accidents so I expected that she would need to get new carpet but I lived there 5 years and she had a months rent security deposit to cover any damages ($1,400) so I am surprised that she expects me to pay for it.

She seemed to agree with me but after I left, I got the accident recorded on camera.I did served her with a notice and got my maintenance guy to fix it.

As much as I like pets myself, I know how cats can go around peeing on things to mark their territory,  and how bad that smells, and how dogs can chew or claw trim, and have accidents too, and what an odor pets create when they aren't well groomed.

Interestingly enough, thats also when car accidents happen, family members die, people loose their jobs, breakins happen and when dogs start eating all the cash in wallets.

Even if they spray a little paint on the trim or floors by accident it's not the end of the world, carpet gets replaced every 5 years anyways...Again though, these are not top of the line places, but the middle market as well so 40-50 years old and showing signs of age.

Even the cleanest dogs have oils in their skin and hair, and all carpet will eventually smell of animals in houses that have animals, no matter if they have "accidents" or not. 

Today he told me he can't afford it, he can't afford the rent this month, and he got in an accident and he's waiting on a settlement...The good news is I'm in contact with a great property management company and I've signed an initial agreement to have them take over on June 1st.
