Yes, this is the "issue" with doing a house hack --- you have to live in your construction zone.Sorry to be harsh, but if you can't afford to pay rent and carry the mortgage on another place, you need to either earn more money or not carry two places.

For instance, if the tenant does not cut the grass and/or stores refuse in the yard, the city will issue a citation against the landlord for an unkempt lawn.However, if possible, I would attempt to make the end of lease move as drama-free as possible.

one may want to look at balance between the two.although I will tell you having been in this for 40 plus years.. many landlords turn to debt investing about 20 years in .. they just don't want to deal with the drama. no matter were it is LOL.but that is mitigaged a ton by the west coast.

I wouldn't eject this guy.If it were mine, I'd offer him the "Better" apartment at (for instance) a $50 a month upcharge, if you want no cats, make that part of the counter offer.Overnight guest that got out of hand, seems like a drama situation, in other word none of my business, as long as the renter can eject him I would not take any action (for a couple of weeks)--no harm being done.So why keep him--why not--he creates a turn either way, and long term...the "friend" will not be there...Secret cats..
