With the limit on those, you should over time get increased cash flow, which means in the short term maybe you can take a little less in cash flow to make a deal work if you are planning on holding in perpetuity.

My understanding is that if its plaster back there that the cracks like this could mean some serious movement has taken place since its more rigid than drywall and more brittle.If its drywall, are these less of a concern?
