I have contemplated investing out-of-state however, most people I've spoken to don't recommend purchasing a single family income property outside of where I'm living or i.e. too far away that I wouldn't be able to drive to it in a short period of time.

J Scott, I would contemplate either just referring them to the vacancy owner, expecting to benefit when we buy, or, possibly managing just the placement on the owner's behalf, again, expecting to benefit at close.I should add that the seller is literally a little old lady who just wants out and I'm pretty sure would let me do anything ethical that I wanted to.
