Newbie from Great Falls, Montana
Hi BiggerPockets Community! My name is Nick Osweiler and I am a new investor from Great Falls, Montana. My background in real estate includes the purchase and sale of my own home (bought one then sold it then bought another one). Other than that, my other real estate experience includes what I have learned from my time here on BiggerPockets, listening to the podcast, and reading some real estate investment books. Some of those books include: 1. The Book on Rental Property Investing by Brandon Turner, 2. Retire Early with Real Estate by Chad Carson and 3. Finding and Funding Great Deals by Anson Young (all three are great reads I might add).
My entire professional background is in healthcare as I've been a nurse for almost 14 years. Currently, I work as an IT Business Systems Analyst at the local hospital. Great Falls is relatively small with a population of about 55,000, however its the third largest city in the state.
My goals in real estate are ultimately to buy as many properties that are needed to produce enough cash flow so that my wife and I can quit our full-time jobs. More specifically, I'd like to buy and hold somewhere in the neighborhood of 20-30 properties but I plan to better define that number after making my first several purchases. I'd like to employ the BRRR method that is talked about quite frequently on the podcast. I know this strategy entails finding deeply discounted properties, however that is proving to be somewhat difficult in my local market. I believe this is due to the lower that average income combined with slow population growth. I've begun to contemplate investing out of state in order to find a better market. I plan on reading David Greene's Long-Distance Real Estate Investing to learn the process.
I came to join BiggerPockets after searching for real estate related podcasts. After listening to the first one I was hooked. I love that this community has so many resources and there are so many individuals here that enjoy helping others. I want to give back and contribute in any way possible.
