Like you said, there's no law against renting out a spare bedroom so you should be able to rent out a separate space that has it's own entrance.

I am really thinking about moving to places like Oklahoma City, Indianapolis, Little Rock, Memphis because of the returns I am able to see on a consistent basis (thinking 80,000-100,000 homes)I also figure because I would owner occupy, I would get favorable terms on a multiplex that could cash flow much more strongly and give me an affordable entrance into the investing world.

@Mark BertoniWe are in the process of purchasing a building from the 1920s which is "original": 5-circuits per unit, all wiring (save perhaps a couple of new laundry hookups) are K-n-T; the building has a 200amp entrance for six units :-O   The re-wiring is handled by either vendor or purchaser - it's negotiable - though vendors are usually aware it is present and not inclined to update it.

We had a second "flip that house" by one investor who turned a duplex into a single family and switched the entrance from a major street to a more prestigious address (ie. side entrance).

These are the current issue: The shape is odd, due to there being too many roads already coming off the "main road" you cannot have a direct entrance to the land from the "main road" which mean you can only place one lot on it (it cannot be split into multi lots for 3+ houses) - The only way you could is to get the lot south of it into an agreement to build a subdivision.
