Denver Zoning Question

I'm looking at a property that is zoned U-SU-C (Urban-Single Unit). The property has two conforming bedrooms (egress windows) and 2 bath in the basement. I'd need to add a kitchen and laundry before renting it. Should I forget about this one due to zoning our are there ways around this?

Well a wet bar to a kitchen is very different. With you living there, there won't be an issue until there is - eviction, fire in the kitchen, tenant issue, etc. assuming your arrangeemebt will be with someone you know and not a complete stranger? It will not fly on resale, so you just want to make sure the rent will make sense for the amount of money to create a secondary unit. I can see why it is attractive, but not something I would do.
