Land - Need Help - Odd Issue

Good Afternoon everyone,

Alright so here is what is going on: I have a potential seller looking to sell me a piece of raw land that is .78 acres large. It's zones for both residential and agriculture use (you can build a farm house etc..). 

These are the current issue: The shape is odd, due to there being too many roads already coming off the "main road" you cannot have a direct entrance to the land from the "main road" which mean you can only place one lot on it (it cannot be split into multi lots for 3+ houses) - The only way you could is to get the lot south of it into an agreement to build a subdivision. I know you can only place one house on the lot because I spoke to the city Planning & Development sector and they told me this.

Question: What do I do with this land? How do I price it? I spoke to the tax assessors office and they said $50,000 per lot. If that is true how much do developers/investors expect off that price to make it worth purchasing this land? I have zero experience with land - I only know how to price houses.

I'm sure I missed some really important information so please let me know what I missed and I'll try to answer it. Any help from knowledgeable land investors is greatly appreciated.
