You are all over the map and need to concentrate on maximising your income and your savings to move forward with investing.

Concentrate on paying off all bad debt first before saving to invest.

Diversification is for passive investments and concentration is more appropriate for active investments.

@Jeff Garrett   By all means, concentrate on inside the Loop if you would like to buy properties where there is no hope of seeing any cash flow.
