Currently in the process of saving for my first down payment and learning everything I can in the meantime.

I have read different books, have been listing to podcasts and absorbing all I can in the past 4 months.I grew up in Nevada, Texas (about an hour outside of Dallas) and I have also lived in Tennessee, Utah, Idaho and Montana.

Do a google search for "flipping"+"bp podcasts" and download and listen to as many as you can in the meanwhile if you haven't already!

Ask your lender what number they are assuming, and you can in turn use that as your own "worst case" number.

If you can't get USDA, which I doubt you can in DelCo, FHA is going to be your best bet.
