I'm on the west coast but from what I observe aren't there similarities between Rochester, Buffalo and these areas to Detroit?

These are some spot on observations! 

He's part of our local RI Real Estate group, and he and his partner were great in performing a thorough job and also pointing out detailed observations during the inspection. 

My first observation is, compared to other areas of the country, yes, LV does have tight numbers to make it hard for wholesalers but that doesn't mean it can't be done and I agree with Omar that you shouldn't change your model much to adjust for the market because your time is valuable and worth something but It is my opinion, and it is only an opinion, it is better to do less deals with quality than a bunch of deals not worth your time.  

That's an interesting observation Bill, and probably not far from the truth.

This may be a time to push the pause button on my Nashville expansion until these things sort themselves out :(  Any opinion on my first observation/question?

What I frequently observe are hard money lenders or mortgage brokers, or a combination thereof saying, "we lend our own money!"...

More an observation of the investment field.With RE people who lack direction, made bad choices in their career or otherwise did not figure out their life's goal in high school can win and win big.Think about it.
