Worth noting I had a lot of trouble with the keypads and rain, if you go this route you'll want to look at a cover (I found a 3D printed one for $10 on etsy, problem-free ever since)If you're doing just the lock (which it sounds like you almost certainly will be) do you know what your "workflow" for the check-in process is?

In terms of rehabbing the property, the workflow can range from throwing a coat of paint on a wall or two, to an entire gut of the mechanicals, windows, siding, and flooring.

What is your workflow to handle these requests?

The are short and give you actionable workflows. 

They pay on time and get along with their neighbors, but somehow keep getting bugs (which I am responsible for controlling in California).I also optimize my workflow by having two blocks of rent increases, one in November, one in May.  

The PM is not going to disrupt their entire work flow to give you up to the minute info.

There is another person in the workflow who does that.
