Catch is ... it is zoned at RM20-A, which for those of you keeping score at home, is apparently not eligible for a Non owner occupied STR. 

People who fail to keep good tenants and turn over every year, they lose. 

Also perhaps the homes built in the last 10 years have sprinkler systems and even drip systems near the foundation to keep the soil moist.Look for signs when you are viewing homes....especially in the hot areas.When we evaluate homes, especially with buyers we're looking at the BIG 5 as best we can. 

What should I keep in mind to ensure I'm approaching it the right way?

Do not allow dog until proof of insurance with you as additional insured given.also, keep in mind you only need to provide reasonable accommodation.

I have been to the DFW area a few times but not specifically to these northern suburbs, but I know that DFW is one of the fastest growing metro areas in the country with a robust economy, and I expect it to keep growing.

If you go through brokers or even reaching out to sellers, it's a good idea to keep in mind how they will see you.

We then will either sell or keep it as a STR depending on what makes more sense for us.
