Flooring, fixtures, added square footage ,updates, paint,trim, added washer and dryer ,carpet, landscape, walkways, drainage, plumbing, electrical What was the outcome?

The ceiling is 7 feet high, has two small side windows onto the walkway and one window onto the rear yard. 

In my small multis the tenants are responsible for shoveling out their own walkways and cars but I have the driveways plowed and sanded or salted accordingly.

This includes landscaping, shrubs, flowers, walkways, outbuildings such as storage sheds, the garage and play- houses, etc.

I have off street parking so i provide heavier duty shovels for the walk-ways & call it a day.I found this to be a better option than to pay someone for lawn care, as i would most likely be spending more than $250 bucks a season on lawn/ snow removal & i also don't have to worry about making calls or staying on top of the contractors- I've been doing it this way for 2 years now and have zero complaints... i also think a lot of tenants subconsciously know that their rents would be higher if that service had to be hired out, so a lot of them will gladly go mow or shovel.

Galvanized pipes, older roofs, broken/cracked driveways or walkways, etc. can also be isssues with older properties

Maybe they want a security light outside, or a new walkway,... one tenant asked for a slow-close toilet seat cover and a shower head with a hose--- it's about the TENANT and increasing their quality of life.   

I could probably get 1250/mo rent or sell and walk way with about 133k that I'd still have to pay taxes on.The deal I am interested in is a 4plex that is 75% occupied.

Poor conditions (cracked walkways and driveways, lack of railings on stairs, missing shingles, worn roof, etc...)5.
