A new voucher to move won't be issued to the tenant if they owe the landlord or a utility company.

Even a one bedroom SEC 8 voucher holder with only social security can get approved for a two bedroom rent.

Will her son who lives there (around late 20's) receive the voucher.

It'll give them time to find another rental that will take their voucher.

Yes, a new law was just passed the no longer allows you to disqualify people who have their rent paid for through section 8 vouchers. 

As far as me, i own many sub 30 properties, with mostly market but some voucher tenants. there are many directions to travel once you have a more specific gauge of what you're looking for, where, why, and how to accomplish it.

The fact that they have a voucher does not automatically make them a good candidate/fit.Lastly, the section 8 Bible 1 and 2, though dated still give the basics of running the business solely on this model.
