Our team is in 16 regional, drive-to markets for vacationers--areas that do not have a huge hotel presence, where STRs are big and regulation is limited. 

A lot of the buyers are vacationers wanting a second home.

In fact, I make more money on extended stay during the winter months than I could make on STR during those same months.The extra work involved with STRs makes them far less attractive in a college town like Cambridge, especially when I get dinged by vacationers over "value."

I don’t know if your area is only good for vacationers or if you could transform it into an ongoing short/long term rent by the room property like to other people working at your employer.

With our portfolio in Los Angeles, we get travel nurses, insurance placements, families renovating their homes, construction workers, other traveling professionals, vacationers, families moving to or away from LA.

But I'm not sure if the type of property you are talking about is truly a short-term rental, more like a motel for vacationers.

They have an obligation to the vacationers who made reservations for the future.

We charge the vacationers and they expect that here. 

I think Julian is an awesome market because prices are still relatively affordable, and you pull in vacationers from San Diego, Orange County and the Inland Empire.
