Chris,I am guessing by "Old Style Radiators" you mean the upright, silver cast iron steam or gravity hot water ones.You can box the old style radiators to update the look.

Jessica,You can form your LLC in New Jersey and register it as a foreign entity with PA as doing business there. i know a couple guys here on BP that will tell you to do that, especially if you plan on managing the properties or doing work on them your self, and that's true. but if you plan on hiring a property manager and not do any work yourself on the properties, only have the property as passive income, then there is a part of the PA law that says that if the llc only business is for passive income, then they do not have to register with the state. but i would talk to an Attorney first to make sure on that and that you set your LLC up right.
