I agree that multifamily is a better deal from the lender's perspective, but just from a raw allocation of funds standpoint, they will likely be forking over a much larger chunk of cash that way, so that could make them uneasy.

Most sellers (and their agents) are uneasy with rehab financing for no other reason than they are unfamiliar.More important than your agent's experience with any specific type of loan program - you really need to sit down with a lender who has sufficient experience writing this kind of loan.
