In my book, coaching and mentoring is needed especially in real estate but instead of throwing tomatoes at gurus, offer up a positive, viable, achievable alternative that gives desired results for the same if not less money.

There are certainly times that I feel a bit lost in the sauce and my broker is not nearly as hands on as one of the big houses.

In direct mail the secret sauce is culling down an "every address" list for higher probability scenarios:  vacant, absentee owner, late taxes etc.  

We are always looking for the "edge" or that "secrety sauce" that can separate us from our competition.
