This truly is real estate investing heaven!

I knew a guy in the 80s that did this.. and he was a prominent business man by day :)That's some expensive hanky panky. ...loses rent cashflow......not having taxes paid......not having insurance paid.....not having mortgage paid...All for 7 minutes in heaven.

And As in people saying "oh thank heavens for this site, I had no idea where  park my RV!"

Thank heavens we are not seeing major numbers of infected or seriously ill people, but there seems to be a lot of palpable fear among a large segment of the populace.

., but I'd like to see if I can find some clarification on some of these things specifically as they relate to owner-occupied multi-family properties.According to my simple brain, as long as:Rental income - Rental expenses >= Mortgage + Insurance + Taxesthen the scales balance, househacking makes sense, and we're living for free on our way to fantastic riches and early retirement.Of course having browsed BP for a few weeks, I now know that the "Rental Expenses" variable is a big one -- vacancy, turnover, repairs, capex, (heaven forbid) an eviction, etc, can put a big dent in rental profits quickly.

With all of that against landlords, why in heaven's name are you investing in Minnesota?

If you co-own with a partner and they manage and find the deal and you bring the down payment, it could be a match made in heaven and they are just as invested as you.I give you this advice because I am in a similar situation.Happy Housing,-Matt 

-Buyer under contract and buyer wishes to move in.It would be best to speak with a lawyer to make sure that the 90 day notice + eviction are still possible but I think this might be house hacker heaven to a point.HouseHackers opportunity-Start marketing to landlords with material hitting hard on the current emotion of nonpaying tenants.

And heaven help you if there are inconsistencies with a budget.
