Combined loan to value is around 48%.  $477,000 value combined debt is $230,000.  I have an adjustable ballooning next year.  Should I refi now?  How do I start locating a lender because credit is bad, about 600?

Targeting Garland, Plano & Richardson & surrounding areas.

Even general growth direction such as 10-20 years ago knowing Collin county areas such as Frisco, Colony, Plano, etc.. north of Dallas would grow so much knowing all the planned developments of Dallas cowboys and Toyotas of the world, or does this type of stuff happen so quick relatively that you can't research with public records/websites until you starting physically seeing the development and having to make a judgement call at that point?

I previously invested in Plano, TX and want to move to GR, MI.

Does anyone have a recommendation for a good attorney that can help with home repair/contractor issues in the Plano, Texas area? 

I know staying in that area will be near impossible given the prices, so we would be open to Richardson, Garland, Plano, or going south say Grand Prairie/Desoto area.

I've been in and around Real Estate for most of my life ( my dad was a broker in CA) I've been in Texas about 18 years, 14 in Austin and now up in the Dallas area, Plano to be exact. 

AS MY REALTOR KEEPS RECOMMENDING PROPERTIES (AT PLANO, MCKINNEY, ALAN,ETC) WITHIN LESS THAN 3% CoC RETURN TO ME, HE WANTS ME TO STAY ON THE SAFE ZONES BECAUSE I AM OOS.
