DWF area rental properties

Dear All, I WOULD LIKE TO CHECK WITH RENTAL PROPERTIES INVESTORS WHO LOOK AT DWF AREA. WHAT‘S THE MINIMUM CASH ON CASH RETURN YOU ARE USUALLY AIMING FOR? AS MY REALTOR KEEPS RECOMMENDING PROPERTIES (AT PLANO, MCKINNEY, ALAN,ETC) WITHIN LESS THAN 3% CoC RETURN TO ME, HE WANTS ME TO STAY ON THE SAFE ZONES BECAUSE I AM OOS. ARE THERE ANY OTHER AREAS WHERE I CAN EXPECT BETTER CASH FLOW BUT STILL BE “SAFE“ ? I HOPE TO GET A HIGHER CoC RETURN, SAYING 7%~10%. THANKS!
