First, this is not a true double-entry accounting platform and that causes issues that are above my pay grade to explain.

Builder grade or luxury products?

Typically, most Section 8 properties in PA are mid-grade rentals and they do go very quickly.

Because at the end of the day, YOU give it the grade, not others because it is a bit subjective.Example, Hollywood, CA: there are A communities and D communities very close to each other.

My properties are typical mid-grade rentals in good neighborhoods (ie, not luxury apartments). 

I purchased a bunch of PSI exams and books, no issues obtaining an excellent grade (PSI wording, not mine).
