Places would no longer appraise.People cannot sell their homes easily either as there has been a flood of inventory, seller expectations are still yesterday’s prices and days on market are through the roof.I personally know a number of people that have went bankrupt, lost properties and a ton of people that have lost money in the six or seven figures.People that purchased new construction years ago are not able to close on their purchase as they are now worth much less and can’t afford the payments.

Costs of business has increased dramatically over the past 20 years and liability has increased notably.

We were targeting Pre-foreclosures to buy subto and sell on a wrap but we were not able to sell it for what we needed.

That can be very hard when you’re not making a high income. if your not able to save a lot at your job you might be better off learning about real estate, learning how to be a landlord, and focusing on a new career that can get you the income to buy real estate. it’s a tough pill to swallow but I got into the trades and now have the skills to fix my property and starting to get the income needed to keep going. 

I have had neighbors that were willing to go in 50/50 and other neighbors that didn't have any money and were not able to contribute, so I had to pay for all of it.
