Since they are single use codes rather than a blanket access code I don't have to worry about the code being shared with children or at least if they are shared and it becomes frequent I can question the tenant about the necessity.

If the tenant stays for two years, I do not factor in a vacancy rate for year three, etc. until I need to replenish.The capital reserve is ok at 8-10%Regarding property managers, an absolute necessity.

I also put in my lease that these machines are not considered a necessity and in the event that they break or malfunction they will be repaired or replaced at my discretion.

As I just sold a couple of rent houses from a business that I started out of necessity and have now closed, I know that if I had a spot I wanted to lease, I could afford to open a shop without financing.This is where the complications start because of the bigger picture.

Moving forward if I go down this route I would allow dogs (most of them) and include those necessities such as a washer dryer, other items that not only enhance the stay but add some character to the property.
