I'm based in the Boise area so we're a little far apart.

We plan on starting renovations on the unit in X (I would say a date but in reality have a 2-3 month buffer), and based on this we are no longer going to be renting the unit out.

Do you have a specific revenue target in mind for hiring, or are you basing it more on workload?  

. $360k equity (based on your estimated loan balance and estimated transaction costs if you sold, this is not calculating capital gains taxes but that would reduce your equity down to about $310k if you sold without doing a 1031 exchange). $8k cash flow (this will increase over time because you are in an appreciation market). $6k principal pay down (based on your current loan). $20k appreciation (based on 3% which is conservative, 4-5% is the historical average).

I'm a contractor based in Maryland and DC, so the renovation aspect is well within my expertise, having done numerous projects for other developers and general contractors.However, I'm facing a challenge when it comes to choosing the interior design elements, such as bathroom tiles, colors, sizes, fixtures, etc.

Since you are based in California, do you know of any good CPAs who are geared towards real estate investors ?

they took options on the dirt subject to plat approvals.. then marketed the property to builders.. why they need me is that these projects require 500k to 1 mil up front to get approvals and thats what we provide.. our return is high based on risk.

I like a navy, darker blue, charcoal or Teal but it really depends a lot on lighting, natural light and how big the kitchen is.
