Even if I plug in a Montana zip code to get the flyover country interest rate pricing, the HIGHEST priced lender I typically work with (for really difficult scenarios) is at 0.78 points for the exact same scenario in the small print here where they are advertising it at 2 points (scroll down past the trophies to see the advertisement "assumptions") for the exact same scenario.

One of the toughest things I have ever seen in my life is the president go on TV and lie about this to our faces when I knew what he was saying not true in an issue that kills people.We had very good reports from China and Europe by January /early February about how serious this was and nothing was done- plus people like you in forums just repeating the false mindless message of “it will just pass around here”... bla bla bla...

And 60% are in NOT AWARE of problem mode.So, if you're confident in your product or service, it's time to focus on a very untouched 97% of your target market by ripping potential leads eyes away from their scrolling or researching into reading how you have the solution to their need!

I wonder how many people saw this deal listed on the MLS and scrolled right past, or perhaps walked through the property and didn't even make an offer.

After listening to well over 100 BiggerPockets podcasts, reading Rich Dad Poor Dad multiple times, and scrolling the forums for hours, I decided now was a good time to introduce myself.I will be closing on my first deal April 6th (already under contract and non-contingent), which is a 17 unit apartment portfolio in East LA for $1.4M.My goals for the future are to continually educate myself on all aspects of real estate, and start to build my own SFR / Multifamily portfolio.

We look at properties as long term investments if it is a good property, we don't mind less cash flow in the first two years as long as the long term play is solid.

I've been scrolling through BiggerPockets for years, but finally just decided to be an active user.

Concerning loan size, if you scroll through recent posts there's probably 2 or 3 a week with people asking about lender terms, rates etc only to later disclose that they're trying to purchase properties for 40K and 15K rehab which is below many lenders minimum loan sizes.
