I have a fairly good job with the largest mining outfits in CA.

Many smaller outfits although qualified could take 2-3 days to finish,  opening up potential risk to water damage in case of surprise rain.Are you getting ridge vent installed?

Depends on who Is doing the training.. if its 12k for a big outfit.. and your weekly calls are with a 21 yo kid reading a script on boiler room in Provo.. then no..

Contact the outfit that sold it to you. 

They sound great and often work well for large outfits that have support staff (repair-men, office admins, trade contractors, etc.) to manage the upkeep and tenants, but for smaller (1-man) shops, it represents a headache and consistent cash outlays.

Assuming the management is trustworthy, the costs are worth it, I'm willing to accept possibly less return, etc, is Fundrise (or similar outfit) a decent way to own real estate when I don't have the time/expertise to invest in and manage out of state individual properties?

Our other business is in construction, so we COULD always take one of those fully outfitted trucks to the job site.

There is a lot more to his labor burden then just what he pays his employees / hour.If you just using his numbers to analyze the property and you think he is high; use it as starting point or find smaller outfit to estimate the job.

One time at our investor group we had a guy from the "we buy ugly houses" outfit state that they were encouraged to knock down competitors signs and replace them with their own.
