Wholesaling contracts

Hello everyone.

A quick question.

Today I wanted to get all my contracts in order. In the package I bought "making your first million" there are supposed to be contracts included (couldnt find them yet).

I tried to find attorneys that would look over them thinking it was a simple process. Every single one I called just gave me a lot of crap and resistance.

"find the property first, then you can make a contract based on that situation"

"the seller will have their own contract and lawyers and they will want to get paid too when the deal closes"

Lots of more responses I do not even know what they mean.

My question is, how am I going to start my marketing and trying for sellers to call me when I have no contract?

I thought you had to have the contract ready so that they can be signed the second you convince the seller to sell to you ?

What am I missing.

That is another thing that is missing in all these educational references.

Find the sellers find leads, put it under contract close the deal.

But how? Those small "insignificant" in between steps always are getting me stuck...

What am I missing? Obviously I am missing some crucial knowledge as everyone seems to be doing it without any issues..

Help?
