Of course we all want an agent who is responsive, knowledgeable about the homebuying process, and is pleasant to work with, but if they don't understand your goals as an investor... none of that matters.Ideally, you'd find someone who specializes in the investor "niche" and analyzes multiple deals per week for other clients so they'll have plenty of know-how to help you find a killer deal.

Current rental property investment rate 4.25% for 30-year fixed.Getting the same rate for the next deal (ARM is at 4.15% for 7/1) - very narrow spread that is not appealingNon-investment being quoted at 3.75%.I see some investors getting some killer deals <3% - is this still true in todays market?

@Aaron Mazzrillo I have never developed one but have repositioned 4 of them. and quite profitable.absorbtion is always the killer and of course were I was working Oregon WA CA the cost of the dirt made these non starters day one.out in the areas they are talking about where the price of properly zoned dirt is a fraction of what we pay..

Similar to what you're seeing it was the wind damage that was the killer and I think added another ~$7K per year to a couple of properties that I was looking at.
