You need to polish your skills, bigger pockets is a great place to start... find a local wholesaler you can work for/with and he will guide you. 

Lately i've been reading: The Book on Rental Property Investing by Brandon Turner, which is actually how I found out about BIgger Pockets.

However, if I sell I won’t have to pay out of pocket, in my 2.5 years I have paid down and my property has appreciated enough so that after all repairs the realtor estimates I’ll make 50k.
