One thing I would like to see is monthly drive by picture...and 1/4erly interior photos. 

That chuck of change could go a long way towards renovations like a small bathroom remodel, interior painting, or new flooring, etc. if you choose to sell at a higher list price.

In many instances on defaulted loans, the interior of the properties get trashed, and have significant amount of work which lowers the value of the property significantly.

Interior is just framing, some plumbing, no electrical.  

There were crack on ceiling above the kitchen and of course few walls too (interior and exterior). 

I initially paid out of pocket for most of the interior updates / rehab costs when the family moved in, but now it could use new roof shingles (which we've got estimates on) and some minor updates in the kitchen and garage.
