Hello, I am actively looking for a Large Multi Family Apartment complex either in Tennessee or North or South Carolina.I am open to other areas as well, but these are my preferred areas, the property I want must have the following capability,Room for instant/forced equityRoom for growth of opportunity, i.e. under rented, neglected or room for further expansionPreferably B or C+ propertiesI am not affraid of work, and in fact are one of those crazy people who likes a challenge, so I hope the BP community keeps me in mind, I look forward to your thoughts and suggestions. 

These types of jobs or professions have many things in common I'm sure.Not only do you have a high degree of technical proficiency with numerous protocols but there is almost an "art" to employ the proper action and do so in, not just a timely manner, but very quickly, in an instant. 

You would instantly have hundreds of billions of dollars fleeing the country for investments in other countries.

You may also consider houses that require some renovation, that way you can generate some instant equity.

You would also have instant equity if you buy correctly.

In short, just having your site up will not instantly flood you with deals.

Between the two, that is an instant ROI for your contributed dollars that is not insignificant, and probably better than the actual ROI produced by most real estate investments.The investment options and management fees associated with most company 401k plans are a negative.  

I don't have too much sympathy for those who pay big money to be "educated" and then feel bad when they're not an instant millionaire after the seminar is over...

Find something that will need work (use 203k or HomeStyle loan by FNMA) and has instant equity.
