You might have 8 months of collecting "profit" and then have one bad incident that demands all of that "profit" and drives you a couple thousand more into the red.On a property that's generating a healthy $500-$700+ profit a month, I'd either be driving it back into the property to fix any immediate cap ex threats or saving half for a future investment, and half for padding the emergency bank account

This limits liability - For example, if you had someone sue you due to an incident/injury at Property #1, they cannot come after the value of property #2 as it is in a separate corporation.

In regards to being evicted since this is a RE site - look at it from the PMs side if they were to allow you to stay in the apartment after this incident has been recorded and god forbid it happened again and you DID hurt someone next time they would be liable for your actions.

We had another door in front of the front door, steel gated door, but our girls who goes to school is in the habit of not locking it, so recalling what happened to me years ago, figured if she open the front door, the angry man might push his way in, and who knows what will happen.We held off installing CCTV system. for our house, but after the latest incident, spent $1950 installing a 5 camera security system.
