If you decide multi-family is a better fit, there are quite a few groups in town, and usually you can find a meeting nearly every week, but they appear to have slowed down for the holiday season.

We are renting it short-term in summer, as seasonal holiday rental, which works really well.

With the upcoming holidays around the corner, rentals will slow down so I'd like to get this rented asap.

Late January, we get it rented out again.Between the process of eviction and the slowdown due to the holidays, it seems entirely possible that we'd miss out on 3-4 months rent by going with scenario 2, not to mention the expense and hassle of the eviction itself. 

We always send tenants a birthday card and during the holidays we send tenants 2 dinner coupons and a movie ticket and with a hand written thank you card from everyone on the staff.
