So I read through this whole thread and seems the prevailing consensus is there are a lot of scammers out there and if you can find an honest, reliable turnkey provider it could be worth it, but no recommendations on how to find that needle in a haystack.

Multis overall in Philly are a needle in a very large haystack unless you're interested in a 6 figure purchase and a 6 figure rehab, which is the majority of multi inventory.

However, if you don't have the time or inclination you will need to find a needle in a haystack.
