Most of the residential units had at least a fridge and range.

In my view stove and fridge are essential, everything else landlords can refuse to replace.  

I also thought about considering inclusion of either a new fridge or washer/dryer to add as one time operating costs (1,000 under repairs and maintenance)I wound up getting a taxable income of 950 bucks after things like debt service and depreciation.

Operating expenses include utility, payroll, landscaping, pest control, taxes, insurance, repairs and maintenance to name a fewThese are expenses, different from capital expenditures such as fridges hot water heaters and flooring.  

They are suggesting that we purchase the building with all of the equipment as well( ovens , fridge, tables, etc ) They are giving us a number of 750,000.

You could easily get all lower end SS appliances at you local Sears Outlet for around $1500 to $2000 (fridge, dishwasher,stove) The counter space is small.  

It doesn't seem to need much work (paint, floors, dishwasher, and fridge), so I am thinking under $10k. 

Not haves- pools, hot tubs, fridges with water dispensers/icemakers or stoves and washers , dryers with too many electronic displays!

No way I would pull a working fridge because there are dead roaches under it.

The purchase price is $475,000 with 2 sets of washer/drying, stove, dishwasher, fridge.
