I’m interested in purchasing an investment property with equity I’ve developed in my current home, however I’m concerned that if I have an issue renting out the new home it can blow up in my face.

I tend to agree and don't think it will be an issue.

And my #1 issue is I don't see any actions to address this in a meaningful, market specific manner. 

The reason why, you're likely going to have issues with raising rents on your newly acquired tenants.

Since the trust is a disregarded entity, the benefit is bypassing  probate, not tax issues or liability concerns. 

By creating a process, you can prevent these issues from taking place and save yourself a lot of time, trouble, and money.

If central then if it goes out or has issues, you have 20 people calling and mad....and you're the GUY.

People who have service dogs (or horses, as these are the only 2 service animals) that are genuine have no issue disclosing that on the front end and can answer the 2 questions easily - is the animal necessary for a disability, and what specific tasks has the dog (or horse, if you're getting one of those) been trained to perform? 

Since Landlords are going to be monitored even more now with the price gouging issues surrounding the fires in LA, I would be extra cautious.
