What is the Cap Rate at which market participants deploying capital for like units?

Architect as developer is an approach I am eager to deploy.  

That last point is the most devastating one because that's capital that we can't deploy elsewhere!

Looking for some advice and some help on if this is a good candidate for lease option (or something else).The seller is extremely motivated because she's in the military and is being deployed within a few weeks -- this is a great chance to help someone who really deserves it!

I will just say that as of right now I have multiple options available, ranging from extending for deployment to joining the police department. 

This is.The model I'm thinking will be effective is to use furnished rentals to acquire capital, and then deploy it for your own purchases... of FUTURE furnished rentals.

If you deployed your strategy locking on 30 yr terms, you can always pay it down shorter if you desire to be more conservative later but 5yrs from now if interested rates are much higher you might be kicking yourself.
