My parents discouraged me on a lot of things because they thought it was too risky and because they were worried about me..Over time I made it a practice to keep every new venture confidential (even from friends) prior to execution.

I haven't gotten someone on board for this yet but I am confident I will find someone through hard work and so will you!

I can almost guarantee that you will get very little to no information about these offers because of confidentiality that us agents must follow.The both of these are 100% case by case and indirect and speculative by nature, but keep them in mind while walking properties in addition to everything that you are supposed to be looking for such as potential value add, conditions of units & ages of Capex items in the basement, lease/tenant situations, etc.

Be sure to either post it on the door of her unit in a sealed envelope with her name and Confidential noted on the envelope face (after posting it, take a photo as your proof) AND/OR send it by certified mail or Overnight Delivery (which is preferable of the two).  

They also maintain an objective opinion and aren't caught up in the emotions or anxiety of a purchase.An Agent can work with you as a client (confidentiality, protecting your interests) while working with the seller as a customer (no confidentiality) and collecting a lower commission.Another option is to have an attorney fill out the contract, but they won't do well for market analysis, negotiation, etc.You can also get the contract from a Title Company and do it on your own.

This is a small office space and I'm quite confident I can make more by renting out 5 small offices (i.e. single office rooms) rather than renting out the entire space.
