Hey @Sara Valentine,It sounds like this is a common problem with many other STR and MTR operators locally and across the country. 

They don't buy it and operate it.

Completing the setup will likely lead to smoother operations and peace of mind in the long run.

I only operate 1 house I bought this year, but I'm eager to stand out in the competition.

So at the moment, if you buy a property now and operate it as a 30 day rental, owners are not having any problems with the gov't.  

The operator may trade off the longer term benefits to keep a high quality tenant in place.

If so, you'll need to figure out why you're not making money - is it other operating inefficiencies or your debt terms?
