But that said, keep in mind that investing in real estate is only partly investing in a location and an asset per se, and is largely about running your own business... the results you will experience will stem more from how you run your business than anything else in most cases... so get scrappy and become your own expert, and DEFINITELY be careful about whose advice you trust, especially if the advice-giver stands to make a buck off of you!

There is a lot of corporate maintenance, accounting, etc. and rules that must be observed to maintain the integrity of an LLC, but they are simple once you've learned them.As in Texas, Utah also benefits from Series, LLCs which allowed risk stemming from properties to be isolated to each respective property, so that a tenant in one property may not sue for the assets of the entire portfolio, but only for that single property in which they were injured.

A couple of ways to to help stem sound you have high ceilings you can drop the ceiling and insulate and install new drywall,also pure gypcrete on second floor it used for sound proofing in new apartment complexes you can install a glue down wood floor system it will cost alittle but will make a good difference
