Chelsey, found the sound of it (correct me if I am wrong) you have encountered subterranean termites and the wood underneath must have been touching soil at some point for these termites to infest the wood.Sounds like this can in fact be treated and resolved underneath without doing any work in the interior.

Remember your max you should go is $57k-$58k (unless the rehab can be verified to be lower than $30k (you still have some homework to do here.I would asl oagree with the advice from Jonathan to have that basement inspected closely by a professional looking for water and mold damage.Regarding Joel's comment of the HM lender, he is right, they will be holding the rehab funds and pay via draws as wrk is completed to their inspections (only items requiring licensed tchnicians will they require you to use such people, much of the work can in fact be done by you, however, if they see crap work, they will likely not release rehab draws.

If he knows nothing of real estate but wants to invest in it, he should put ALL the money in some sort of savings or money market that generates a yield, and take the time to learn as much as he can in real estate.

Before you closed you should have analyzed how long this tenant has been there and payment history.If they pay on time and pay market rent and have been there a long time costs to recondition the property will be high and it will take awhile to get them out at the holidays with the court systems taking time off.I would just moniter it for a little while and see how things go.If it's a small dog usually you don't have to worry unless a bite history exists with animal control.If it's a big dog or aggressive breed you definitely want them out as you could be sued and held liable should you not take action and an incident happens.
