The first day they get bombarded with phone calls and therefore hate real estate agents for a minimum of one month.

I have a lot of questions and do not want to bombard my post with them.

Totally normal... and even more so in today's society where we are bombarded by real estate investing stuff daily.

In today's world we are being bombarded with attention seeking especially online.

Good luck getting a response when they same seller has been bombarded with 10+ mailings from everyone else mailing to that same list.Make sure to ask your list provider to see if they limit the amount of times they sell the list.

Hey Guys, I will probably be bombarding these forums with a million of my questions as I am looking to start getting some buy and hold properties from a couple that is wanting to start deloading their portfolio as one of them passed away.

But I'd give you one bit of caution before you're bombarded with every great investment opportunity out there - The same things that led to your bad experience in 2008 are your biggest risk right now. 

Everybody is trying to get a piece of the action with apartments today and owners are bombarded with direct mail, phone calls from brokers, etc... so stand out by helping them first and foremost.  

Secondly, the lead gen strategies you're using are awesome; but I'm sure you have figured out that most of those leads you're cold calling are already bombarded with wholesalers/flippers.
